A Highly Glazed Extension or Orangery
Modern glass extensions are fast becoming the ultimate in glass design and are desirable additions to any home.
However, if your client wants lots of glass, folding doors that open into the garden, a roof window or a lantern, you need to prove compliance to current building regulations L1B. These are sometimes refered to as 'Orangeries'.
At Tophouse Assessments, we can get approval with the minimal amount of fuss and often with no change needed to the design. We’re that confident that the final design proposal will be acceptable to building control, that we’ll offer a full refund of our fee in the unlikely event that it isn’t* (terms & conditions apply).
A highly glazed extension or Orangery is distinct from a conservatory in that there is no separation between the extension and the main dwelling. It is normally heated using the main central heating system. Call us today on 01634 799115 for free advice and a no obligation quotation at your convenience.
What Happens Next?
When you or your architect sends us your construction plans, we will send you a quotation. If you go ahead with it, we will do all the necessary calculations and produce a report with full supporting documentation. We’ll also provide you with a list of details to be incorporated into the plans.
The report will be a report of recommendation to building control from our fully qualified assessor (OCDEA) and will be sent out as a PDF in two parts.
What’s In The Report?
The report typically contains:
- Letter of recommendation to building control
- Key results and conclusions
- A list of extension details
- At least two full SAP calculations
- U-value calculations
- Any other supporting documentation and calculations
